In recent years, particularly in Istanbul and other major cities, the important building type that offers a new lifestyle, as objects of consumption, is residences. The concept of residence that has been widely used in the construction sector accommodates a variety of different meanings according to the defined building�s intended use, construction year, construction place, and target users. Even if the concept is often used across the different disciplines, its definition is still not fully defined and goes beyond the lexical meaning. Therefore, it was intended in this study to define �residence� over different partners in the construction sector, as architects, investors, real estate marketing experts, and users. It was also aimed to identify reasons for the formation and preferences of residences and to discuss the results in the context of Istanbul.

�zellikle son y�llarda �stanbul ve di�er b�y�k �ehirlerde t�ketim nesnesi olarak ortaya ��kan ve yeni bir ya�am tarz� sunan �nemli yap� tiplerinden biri de rezidanslard�r. Rezidans kavram� yap� sekt�r�nde yayg�n olarak kullan�lmakla birlikte, bu kavram ile tan�mlanan yap�lar�n kullan�m amac�, yap�ld�� y�l, yap�ld�� yer ve hedef kitle ba�lam�nda farkl�l�klar g�sterdi�i g�zlemlenmektedir. Bu nedenle kavram�n farkl� disiplinler ve kullan�c�lar taraf�ndan s�kl�kla kullan�ld��, bununla birlikte tan�m�n�n tam olarak yap�lmad��, s�zl�k anlam�n�n �tesine ge�mi� bir kavram olarak nitelendirilebilece�i s�ylenebilir. Bu makalede karma fonksiyonlu yap� tipleri i�inde yer alan rezidanslar�n tan�m�n�n mimar, yat�r�mc�, gayrimenkul pazarlama uzmanlar� ve kullan�c�lar �zerinden yap�lmas� hedeflenmekte ve �stanbul�da rezidanslar�n olu�umunu ve tercih edilmesini tetikleyen fakt�rlerin tart��lmas� ama�lanmaktad�r.
